Charlie McKay has provided us with a comparison table of daily traffic volume. The results seen below represent the differences between his previously proposed Office Park and the newly proposed Senior Campus and Northwest Office Campus. As you can see, nearly all of the numbers are less than originally proposed and is great news for the residents of Walnut Creek.

In order to be conservative in the trip generation estimate, this daily trip generation estimate was calculated based on the City of Broomfield's max allowable floor area ratio's (F.A.R.) for the commercial area along Simms Street, not the smaller probable F.A.R. that the market would dictate.This trip generation estimate also includes traffic generated by the senior residential campus and by the office campus located in the northwest section of the site.

These volumes are for the Great Western Parkway from Walnut Creek to the access point serving the commercial uses at the corner of Simms Street and Great Western Parkway. Daily volumes are estimated at 18,000 vehicles for the segment between the commercial access and Simms Street as drivers come off Simms Street to access the commercial uses.
